The pricing math, explained.

Why per-unit, not per-property

A 4-plex has 4× the tenant relationships, 4× the eviction risk, and 4× the compliance surface area of a single-family rental. Per-property pricing would charge them the same. Per-unit aligns what you pay with what you get.

Why annual billing

Annual prepay gets you a meaningful discount over monthly billing, but more importantly: it's how serious operators budget for compliance tooling. The price hardens into a single annual decision rather than a recurring monthly question.

Why a $150 minimum

The $15/mo (or $150/yr) minimum on Standard exists because a landlord with a single $5/unit rental still gets the full engine, all education, the PDF export, document generation, and ordinance alerts. The minimum is what makes the unit-economics work on small portfolios.

Why education is always free

The education library is how landlords discover LandlordOS. Putting it behind a paywall would block the people we most want to reach. Education stays free at every tier — that's the acquisition funnel, and we'd rather grow that than gate it.

Common questions.

What counts as a 'unit'?

Each separately-rentable residential unit. A single-family house is 1 unit. A 4-plex is 4 units. A 30-unit apartment building is 30 units. ADUs count as their own units. Vacant units don't count toward billing — only units actively rented or available for rent.

Can I cancel?

Yes, anytime. Monthly billing cancels at the next monthly cycle. Annual billing cancels at the end of the prepaid year with no proration — but we'll refund unused months if you cancel due to a specific issue we can't resolve.

Why is the rule data limited right now?

We're being honest about pre-launch state. We've mapped 23 LA ordinances. As of today, one is fully encoded in the engine (Right to Counsel) and 22 are in active development. Our attorney review is informal so far; the formal pass is planned before we open paid plans for purchase. Waitlist signups today help us prioritize which rules to encode next.

Is the education library really free forever?

Yes. Free tier, paid tier, no account at all — the /learn library is open to everyone. Education is how landlords find us; it's our acquisition strategy, not a paywall.

When does the paid tier actually open?

When two conditions are met: at least 5 LA rules fully encoded, and formal attorney review of those rules complete. Realistic timeline: 6-10 weeks from June 2026. Waitlist members will be notified before public launch and locked into launch pricing even if rates change later.

What happens to my data if I cancel or close my account?

Your data stays available for 30 days for download via PDF export. After 30 days, it's permanently deleted unless you request earlier deletion in writing. Audit logs and compliance records are yours; you can take them with you.
